Burns Bay Road Upgrade

Update 9 December - completion anticipated for February 2025
The completion date for this project has been revised to February 2025 due to a delay in delivery of the pavers. The pavers will be delivered on site on 11 December 2025 and paving works on Stage 1 (near Len Wallice Audio and Chemist Warehouse), 2 (near Harris Farm Markets) and 8 (Near Lane Cove Toy Library and Library of Things) commences straight after its delivery. Stages 1, 2 and 8 are expected to be completed before Christmas excluding landscaping which is scheduled to commence in January 2025.
All concrete works including kerb and gutter, stormwater pit and driveways concrete base have been completed for State 3 (near Manna Bakery and Persian Basement) and 4 (from Persian Basement to Dymocks). Kerb & Gutter works are expected to commence next week for the remaining stages (5 (near the Post Office) to 7 (near the Village Shopping Centre). Paving works are expected to commence for the remaining stages, i.e. stages 3, 4, 5, 6 & 7 in early to mid-January 2025.
The timely completion of these works is weather dependent. We appreciate the community's patience as we work as quickly as we can to complete these upgrades.
Update 14 November – Paver delivery delay
Council’s paving contractor has communicated a delay in its delivery of pavers, and as such the Burns Bay Road paving works will not be complete in December 2024. Council will begin laying the pavers as soon as delivery is made and will provide an update to the community at that time.
Regarding Stages 1 – 3, most of the civil work on the south side is now complete and ready for paving. While awaiting delivery, Council will make the Stage 4 area safe and retain existing pavers until early 2025.
In order to progress the project, Council will begin works on the north side of Burns Bay Road (beginning with the “Stage 8” section in the revised staging plan)
All tree works have been completed, and the two trees that required further investigation will be retained.
The area will remain open to pedestrians where possible throughout the project, two parking spaces have been returned for residents and visitors to use, and the bus stop at 50 - 54 Burns Bay Road will be reinstated in the coming week.
Update 3 October - Staging plan update
Council has received feedback from some businesses regarding the timing of the project and to alleviate their concerns the staging of the project has been reversed from what was initially proposed.
Council’s paving contractor will now commence the works in front of Len Wallis Audio and work their way up to the Plaza before crossing road to the Post Office and working their way down toward Tambourine Bay Road. This will mean that the works from Len Wallis Audio to the Plaza should be completed prior to the end of November.
The timing of the tree work at the pedestrian crossing will remain unchanged however, the removal and assessment of Trees 3 to 5 will be brought forward to the week of 14 October.
Council is in the process of providing an updated notification to surrounding residents and businesses.
Update 25 September - Project Commencement Timeframe
Council’s paving contractor will be commencing the Burns Bay Road paving works on Tuesday 8 October (after the October long weekend). The project is due for completion in December 2024, weather permitting.
The paving portion of the project has been divided into eight stages, commencing on the northern side. To minimise inconvenience and try to maintain as much access as possible to properties and businesses, where possible one stage of paving will be completed before the next one commences. Landscaping works will follow the completion of each stage of the paving works.
A Staging Plan showing the stages of the project is available to view online (please see revised staging plan). This plan is subject to change however is included to demonstrate the various paving stages of the works currently scheduled.
Works will commence with Stage 1 and then continue to move east along the northern side of the Burns Bay Road towards the Post Office before crossing to the southern side of Burns Bay Road to continue west.
The works will be undertaken during the daytime wherever possible; however, to accommodate access to businesses, some works will be required to be undertaken during the night. Hours of works will be between 7:00am and 5:00pm for day works and between 7:00pm and 5:00am for night works. Due to RMS requirements, there may be some movement of heavy machinery outside these hours.
The work will be noisy; however, every effort will be made to minimise the impact of noise on residents and businesses. Where works take place at night, Council’s contractor will endeavour to complete the noisier tasks by midnight.
Access to properties and businesses will remain available for the majority of the project. Access to some properties will be interrupted during the driveway upgrade work and access will likely be unavailable for 24-48 hours. Council’s contractor will provide an advanced notice to those affected residents/business closer to the date of these works.
Most public parking will remain available during the construction however approximately six or seven spaces will be unavailable for the duration of the construction period.
Tree 2 is scheduled to be removed in the week of 14 October and the pavers around Tree 1 will be removed to allow Council's Arborist to assess the extent of the root system and determine whether it can be retained. If it will be required to be removed it will be removed at the same time as Tree 2.
29 August - Burns Bay Road Paving Upgrade
As part of our ongoing streetscape improvements in Lane Cove village, Council will be upgrading the existing brick paved footpath in Burns Bay Road with new granite pavers on both sides of the road, between Rosenthal Avenue and Tambourine Bay Road.
The upgrade aims to remove pedestrian trip hazards while also improving the overall streetscape of the area, including installing paving to match the Plaza and recently completed Longueville Road footpath and dining areas.
Key features of the upcoming works include:
- Removal of the existing brick pavers on both sides of Burns Bay Road footpath and replacing them with the same granite pavers that have recently been laid in Longueville Road
- Replacement of all existing concrete driveways within the paved area with granite set pavers
- New kerb and gutter to address minor flooding issues
- Installation of pram ramps and leveling of footpath to comply with Disability Discrimination Act requirements
- Reconstruction of the raised pedestrian crossing and its associated line marking
- Installation of new garden beds
- Planting of new native street trees
- Increasing the size of tree pits around existing and proposed trees
- Additional seating
In preparation for these works Council's Arborist has assessed all 15 street trees located along this section of Burns Bay Road and determined that 3 will need to be removed and an additional 2 will need to be assessed once works have commenced. 10 new trees will be planted as part of the works, increasing the total number of trees from 15 to 20. Notification signs have been placed on all 5 trees in the event that following excavation the assessment of the two trees requires one or both to be removed.

This tree will not tolerate the pruning required for building clearance or remain viable following the impact of excavation works within the Structural Root Zone and the removal of feeder roots below the existing pavers.

Due to the presence of further surface roots, following the excavation process, a below ground investigation will be required to assess the extent of impact on the root system. The results of the assessment may or may not require the tree to be removed.

Council has engaged a contractor to undertake these works and we are expecting them to commence in October 2024. Once the start date is confirmed it will be posted on this webpage.
To minimise inconvenience to residents and shop keepers, construction will be staged into manageable sections with one section of paving being completed prior to the next section commencing. The tree planting and landscape works will occur after the paving works have been completed.
